Sarasota Square Redevelopment Shows Strong Early Demand

The redevelopment of the former Sarasota Square Mall site is gaining momentum, with the first commercial phase now reportedly 88% pre-leased. The project’s initial phase calls for about 90,000 square feet of commercial space, and tenants already announced include Whole Foods, Homesense, Charles Schwab, Cava, Joe & the Juice, Chipotle Mexican Grill and Warby Parker.
For South Sarasota, this is more than another shopping-center update. Sarasota Square was once a major retail destination, but like many older malls, it lost relevance as shopping patterns changed. The redevelopment represents a larger shift away from enclosed mall space and toward mixed-use districts that combine food, retail, services, wellness and housing.

The tenant list suggests the developer is aiming for a higher-end, lifestyle-oriented mix rather than a simple replacement of mall stores. Whole Foods in particular could become an anchor that draws regular traffic from surrounding neighborhoods.
The larger question is how the project will affect traffic, nearby businesses and the character of the Beneva Road and U.S. 41 corridor. But at this stage, the strong leasing numbers show clear market confidence.
