New Hyatt Centric plans come into focus for former downtown Hyatt site

The next chapter for the former Hyatt Regency Sarasota property is taking shape, with new details released for a mixed-use waterfront development planned at 1000 Boulevard of the Arts.

The project, led by Kolter Urban, is planned to include 117 condominium residences and a 174-room Hyatt Centric hotel in an L-shaped development near The Quay and The Bay Park. The former Hyatt Regency hotel and parking structure have largely been demolished, a building permit has been submitted to the city, and condominium sales have reached about 20%, according to reporting from Your Observer.

Kolter Group Senior Vice President Ed Jahn said foundation work is expected to begin in the third quarter of 2026, with vertical construction expected in the first half of 2027. If the schedule holds, occupancy is projected for late 2028.

The Hyatt Centric Harborside component is planned as part of a 20-story waterfront tower with hotel rooms, event space, dining and condominium residences. Sarasota Magazine reported that the hotel rooms are planned for levels six through 14, with condominium residences above them and in the residential wing along Boulevard of the Arts.

Although the hotel and residences will share one tower, they are being designed to operate separately, with separate lobbies, elevators, stairwells and amenities. Planned features include hotel amenities, condominium pools and gathering spaces, a fitness center, business hub, outdoor dining areas, a private dog park and more than 7,000 square feet of flexible event space.
